Justin Stelmok appeared before the Board to request a modification to the approved phasing plan for the Blueberry Hill Estates development at 6 Berry Farms Road.

The Request: Stelmok asked to swap two roads in the construction sequence—moving Road D from phase 3 to phase 5, while moving Road B from phase 5 to phase 3.

The Reason: The modification would allow all necessary blasting for ledge removal to occur simultaneously during phase 3, rather than requiring blasting operations during multiple phases of the project.

The Board had no questions or concerns about the request and unanimously approved the modification 7-0. The revised phasing plan was prepared by TEC, Inc. and dated March 4, 2025.

🚶 Cedar Street Sidewalk Project Moving Forward
Draft plans for the Cedar Street sidewalk are now complete. Town Planner Jean Bubon was absent from this Planning Board meeting to attend a concurrent meeting with town staff and affected neighbors. The purpose of that meeting was to explain necessary easement areas to impacted property owners and seek their support for easement agreements with the Town.

🌊 FEMA Flood Map Updates
Letters and maps were mailed to 35 property owners potentially impacted by proposed preliminary FEMA flood maps. According to the State Floodplain Coordinator, final maps will likely not be ready until 2027.
