— Board endorsed plan to combine two lots into one for the previously approved Convenient MD building location, submitted by Charlton Road Acquisitions, LLC. Vote: 4-0

Letter of Support for Open Space Plan Authorized
— Board authorized Charlie Blanchard, Chair to sign letter of support for submission to the state. The new plan will be valid for 10 years, replacing the 2018 version. Vote: 4-0

💬 Major Discussion: Commercial Development Pipeline

The board received updates on several active commercial projects moving through the planning process, signaling continued business investment in Sturbridge.

Noble Energy Intersection Project Advances

Jean Bubon, Town Planner reported that progress is being made on the Noble Energy signalized intersection approval after an agreement was reached with Cornerstone Bank. Updated plans will be sent to MassDOT, and the state grant contract has been extended again.

Charlie Blanchard gave special recognition to Michael Frisbie, Owner of Noble, for the significant time, energy, and money he has invested in the project.

Upcoming Public Hearings Scheduled

Two new applications will be heard at the July 28th meeting:

  • Dollar Tree Sign Permit — A sign special permit for the facade of the last vacant space at the 178 Main Street plaza, where renovations are currently underway

  • Old Road Realty Industrial Building — Site plan approval for construction of a new industrial building in the Sturbridge Business Park

🏗️ Community Impact

🏢 Hobbs Brook Plaza Ownership Change — The plaza has new owners who initially inquired about dividing each store into individual lots. Jean Bubon explained this isn't feasible due to frontage requirements and suggested a condominium structure instead, which would require engineering work. No expansion plans have been mentioned.

🎨 Dollar Tree Facade Updates Limited — While Dollar Tree is adding brick to tie into existing conditions, the facade improvements won't extend to neighboring storefronts (Shaw's and beyond) due to different ownership.
